Fire Insurance

Fire Insurance is a mandatory type of insurance for property owners

Insurance overview

As property fire insurance is mandatory, all home- and property owners need to insure against fire, whether the property is currently under construction or complete. This includes all property types, including residential, garages, property intended for retail and industry, outhouses, summer homes or stables. When property is purchased, the realtor sends a notice about a change of owners to the Icelandic Property Registry, otherwise the owner needs to do so him- or herself.

The insurance amount is based on the fire assessment by the Icelandic real estate registry. If you think the assessment is incorrect or inaccurate, perhaps due to changes made to the real estate after the last assessment was conducted, you can order a re-assessment from the registry of real estate.

What does the Fire Insurance compensate?

  • Damage due to fire
  • Damage due to lightning
  • Damage due to explosion from cooking appliances or home-heating appliances
  • Damage due to soot from fireplaces or home-heating appliances
  • Damage due to a crashing airborne vehicle or debris from one
  • Damage as the result of fire-fighting or fire-rescue operation
  • The clearing of a property as a result of fire

What does the Fire Insurance not cover?

  • Damage to household items, these need to be insured under Home Insurance
  • Indirect damage, such as loss of rent-income or rent-support
  • Damage caused by war, terrorism, pollution or related events. 
  • Damage due to volcanic activity, earthquakes, landslides, avalanches, floods or other natural disasters. Damage of that nature are covered by the Natural Catastrophe Insurance of Iceland.

What affects the premium?

  • The premium of the fire insurance depends on the fire rebate assessment or a realty assessment on a house being built, what the property is used for and the location.
  • Customers in Sjóvá's Stofn loyalty program get a discount of the premium and those without claims during the year get a rebate of their paid premiums.

Along with the premiums of the fire insurance a number of tariffs and duties are collected from all property owners, the amount of which depends on the amount of the fire insurance assessment:

  • A fee that is collected and goes to the Natural Catastrophe Insurance of Iceland
  • A fee that goes the Flood Fund, a preventative and infrastructure fund.
  • Building safety fee, that goes to The Iceland Construction Authority
  • The fire assessment fee, which goes to The Icelandic Registrar

Supplementary information

Property under construction

If property is under construction the insurance amount is dependent on an agreement between the insured and Sjóvá. A new property needs to be evaluated within four weeks of completion. A request for the fire insurance assessment amount can be sent to the Icelandic Registrar.

Construction insurance

A temporary insurance that can be bought as an add-on the the fire insurance in the case of renovation or additional construction.

Added fire insurance

If you think the fire insurance misrepresents the value of the property you can apply for added fire insurance.

Other insurance

If you want to insure your property against other types of damage than fire you need to buy Family and Home insurance.
